The neighborhood has a sign requesting that only residents are allowed, but the community is not gated. Many of the homes are single level. The official name of this beautiful community is Spyglass Hill Estates. The HOA’s are $273.00 per month and they cover the common areas. Many of the homes in this community include nicer upgrades, and include views from many of the rooms. At the time of this article there were only 2 homes for sale in Spyglass Hill Estates. These homes are priced at just over $160 per square foot. This is above the average price per square foot in Bloomington Hills, and many other areas in St George.

Homes With Views In Bloomington Hills

Because Bloomington Hills is built on a hill, many of the homes in that are have spectacular views of St George, and Pine Valley Mountain. Homes with views will typically cost a little more than a home without a view, but there is not a hard and fast amount that I know of to calculate the view. It seems like the condition and size of the home are as important as the view it offers. Savy investors have purchased fixer uppers with views, to find that they have increased their return by doing so. Some of the homes with views have landscape challenges because of the slopes that are providing the beautiful panoramas. If the slope (drop off) is too steep it might be a good idea to bring in some professional landscape help. One option to assist with landscape challenges are boulders. A retaining wall can also be a great way to hold a hill in place. It is important to make sure any irrigation systems do not have a chance to erode a hillside, as this can be disastrous.
